What does a conveyancing solicitor do?

Conveyancing solicitors can help with all of the following once you have instructed them to work on your behalf:
- Searches and surveys – local searches are carried out on all properties that are being purchased but there are a number of other searches that can be carried out in order to provide you with more information about the property that you are buying. These could include detailed surveys into the structure of the property as well as specific ones relating to conservation areas and listed buildings.
- Deeds & tenure – a draft copy of the deeds is sent by a seller’s conveyancer across to the purchaser who then has the chance to review these and ask for any further information that they may need or clarification on extensions that may have been added onto the property.
- Agreeing exchange and completion – this is done between the two conveyancers and you will be notified of when you can complete contracts and exchange keys on your new property.
